This 484 acres (m/l) is the heart of an old time family cattle and sheep ranch. It is located in a beautiful setting which overlooks Blue Mesa Reservoir, the largest body of water in Colorado. The ranch is situated in two parcels separated by one-half mile accessible by private jeep road.
Terrain and Vegetation
From the irrigated meadows, the property rolls upward through sage covered hillsides then to more rugged draws filled with Aspen, Spruce and Pine. The steep rocky cliffs provide a natural backdrop.
Home Place 324 acres m/l
A number of fallen down log cabins remain as monuments to the family who spent their summers working this land for many, many years. Large irrigated hay meadows combined with excellent high country pasture provide ample forage for the 45 mother and calf pairs which feed richly off the land.
Willow Creek 160 acres m/l
Located in a remote valley, one-half mile to the south is one of the prettiest box canyons you'll ever set your eyes on. Willow Creek flows through the ranch for over 3/4 of a mile providing the perfect habitat for schools of native trout. From this valley where bootleggers once manufactured whiskey, no houses are visible and in fact very few signs of civilization are to be found.
Uses
The property has historically been used for ranching and hunting purposes. Both mule deer and elk inhabit the property. The ranch has been leased to a hunting outfitter for the last few years. It has outstanding potential for being a private mountain hideaway with unlimited recreational possibilities.
Recreational Opportunities
The ranch adjoins the Black Canyon National Park. Blue Mesa Reservoir is less than 1/4 of a mile from the edge of the ranch while the marina and boat ramp is less than two miles away. Crested Butte Ski Area is a short one hour drive and several accesses to the Gunnison
National Forest are less than one half hour away.
Water
Abundant springs, excellent priority water rights.
