Location & Access
Uncompahgre River Preserve is located 9 miles south of Montrose, Colorado and is accessed via US Hwy 550. The property is abutted on the east by year round county maintained Uncompahgre road. Montrose is 60 Miles South of Grand Junction, 65 Miles West of Gunnison, 63 miles from the Telluride Ski area and 50 minutes from Denver by commercial air service. The municipal airport has a 10,000-foot, jet capable runway with a full instrument landing system for private planes.
Ranch Terrain & Vegetation
Uncompahgre River Preserve lies on both sides of the Uncompahgre River - a major branch of the Colorado River System. The property is relatively flat and lies at an elevation of 6,200 feet. Large narrow-leaf Cottonwoods, willows and other water tolerant trees and vegetation line the banks of the river.
Approximately 30 acres of highly fertile irrigated land is available for pasture or hay. The irrigated fields provide a mixture of improved grasses and legumes, which are highly palatable to the cattle as well as the elk and deer that inhabit the property.
Wildlife
The primary emphasis of the current owners has been the enhancement of fish and wildlife habitat and they have done a superb job of it. The development and enhancement of ponds, streams and wetlands areas has made the property an excellent draw for a large variety of waterfowl including many Greater Canadian Geese.
Mule Deer claim the ranch and its surrounding areas as their year round home and increasing numbers of Rocky Mountain Elk are staking their domain at various times of the year some year-round. The habitat provides ideal opportunity for waterfowl and big game hunting for those so inclined.
Water Rights
The property is irrigated with12.5 shares of the McDonald Ditch. Some of the pond water rights are now in the process of adjudication.
Zoning, Taxes, & Land Use
The entire ranch is zoned agricultural and the 2002 property taxes were $326.72.
Local Services
Montrose offers everything needed to enjoy a ranch getaway. It has retained the historic western rural flavor but includes a full complement of banks, 24 hr grocery stores, wide variety of outstanding restaurants, top-notch lodging and conference facilities, and ever expanding shopping areas which include a Super Wal-Mart and Home Depot and a superb hospital and other medical facilities.
Montrose is home to a large number of churches of many faiths and an excellent educational system including extensions of Mesa State College. It is also home to the Black Canyon National Park and centered in millions of acres of federally managed land making it an outdoor recreation paradise and an appropriate location for many regional government offices including: US Forest Service, Bureau of Land Management, Bureau of Reclamation, Black Canyon National Park Headquarters, and Colorado Division of Wildlife.
The excellent, year-round climate, thriving business economy and vast recreational possibilities have made the Montrose area an increasing draw for small clean industries as well as a growing segment of home based entrepreneurs and retirees seeking a balanced four-season location without extremes of heat and cold.
