Adjoining county Road P77 for just under ½ mile the ranch is easily accessible via Highway 50 east from Montrose to County Road P77 south 6 miles to property or Hwy 50 East to the Big Cimarron Road, Big Cimarron Road south 6 miles to the intersection of County Road P77 north 2.5 miles to ranch.
Power and phone lines are very close to the ranch, water comes from a developed spring, and a sewer could be provided by a septic system.
Zoning/Use/Taxation
Currently the ranch has been used for summer livestock grazing and big game hunting. Property taxes for the ranch have been based on the agricultural use. Taxes for 2007 were $883.20.
