Property

The 550± Redvale Canyon Ranch is located 47 miles west of Telluride, Colorado. The ranch encompasses a beautifully timbered canyon featuring two miles of Naturita Creek which meanders through the canyon floor, 80± acres of irrigated meadows, livestock pastures, a modest ranch home, outstanding horse barn with living quarters and majestic mountain views in all directions.

It is comprised of two parcels separated by one-quarter mile of U.S. Bureau of Land Management public land. Colorado Highway 145 splits off a 2 _ acre home site to the north, which includes a pond, cottonwood trees, and irrigation water.

Location

The ranch is located 6 miles west of Redvale on Hwy 145 in Montrose County. It is 47 miles North West of the Telluride Ski Resort and 10 miles west of Norwood. Commercial air service is available to Telluride and Montrose.

Fishing & Stream Habitat

Naturita Creek, which flows out of Miramonte Reservoir crosses the ranch for almost 2 miles. Miramonte is one of the premier trout lakes in the area which provides a source of fish for the creek. Beavers have utilized the cottonwood trees and willows to construct a series of dams providing for challenging fishing and enhanced habitat for many species of wildlife.

Wildlife

Many elk and deer call this area home – as well as the occasional Black Bear and Mountain Lion. A large variety of other small animals and game birds also share this territory. The ranch is located in Colorado Division of Wildlife Big Game Management unit 70. In this unit rifle elk licenses are currently available on an over-the-counter basis. This property provides ample opportunity for the hunter or for an owner who prefers to only observe the wildlife.

Water & Water Rights

Domestic water is provided by two wells. The older well was rated at 7 g.p.m. while the newer one is rated at 6 g.p.m. The home and apartment utilizes a cistern system for increased storage capacity. The water is high in mineral content but can be treated with a softener system. Irrigation water is provided by 20 shares of the Farmers Irrigation Ditch, 1.5 cubic feet/second of the Austrian Twin Ditch and the Skalla Ditch which is a source of return flow water from the irrigated lands above the ranch. The owner considers the Farmers Irrigation Ditch water to be sufficient to irrigate 40 acres or perhaps 50 if more gated pipe is used.

Vegetation & Terrain

Approximately 85 acres of the ranch adjoins the highway on the plateau area. It includes the headquarters facilities, approximately 50 acres of irrigated fields and has wooded area made up of Pinion Pine, Cedar and Cottonwood trees. The canyon walls are heavily covered in Pinion, Cedar, Juniper, Oak Brush and Sage Brush. The creek bottom is heavily covered in willow, cottonwood trees and other plants while the wider part of the canyon floor includes numerous small natural meadows, and some 30 acres of additional irrigated meadow.

Improvements & Utilities

The Home: The very appropriate rough sawn native pine board-and-bat ranch home includes 1200 sq/ft of living area plus a complete wrap around porch. Heat is provided by a propane furnace and by wood stove. All of the electrical wiring & plumbing were redone when an addition was added in recent years.

Horse Barn: The excellent quality 50’ x 72’ horse barn with hay loft is constructed of colored masonry block and includes an 850 sq/ft modern apartment. The welded pipe corrals make the facility ideal for horses as well as cattle. The facilities include inside/outside horse stalls, a livestock working chute and alley ways leading to the adjoining pastures from the corrals.

The Shop: Also constructed of the colored masonry block, the 530 sq/ft shop is heated and attached is an open faced machinery shed of 860 sq/ft.

Propane gas delivery is available to the property, phone service is in use on the ranch, and electricity is currently provided by San Miguel Power.

Zoning/Use/Taxation

The ranch is principally zoned agricultural. The current use of the property is for livestock grazing and hunting. Property taxes for 2002 were $819.20.
