The Ranch

The ranch features 397 acres (m/l) of high country with majestic views, excellent nearby fishing, fantastic big game hunting and livestock grazing. The upper edge of the ranch is located just below the top of the Grand Mesa Ridge on the North east side. The ranch ranges in elevation from 7130’ to 8000’ so whether you are a big game hunter, photographer, hiker or simply an outdoor enthusiast, this ranch can certainly meet your needs.

Location

The ranch is located 7.5 miles from the western Colorado town of Collbran, and 45 miles from Grand Junction. Where daily commercial air service plus a fixed base terminal share the landing strips, which can accommodate nearly all-private aircraft. Denver is a 50-minute commercial flight. From Grand Junction located on I-70, Denver and Salt Lake City are each about 250 miles.

Vegetation & Terrain

Small Aspen groves, scattered Pinion & Juniper Pines, large Gamble Oak hillsides, and Sage surround the numerous grass filled meadows. The lush high alpine grasses provide ideal livestock and wildlife habitat. Seasonal small springs and seeps along with the Vega canal allow for managed grazing of the entire property. The southern exposure hillside provides ideal conditions for the elk and mule deer to calve and fawn during the spring, with the dense north sides giving them great protection and feed the rest of the year. With the exception of some of the very step, heavily wooded terrain, the entire property boundary is fenced.

Wildlife

Elk and mule deer and flocks of Merriam Turkey call this area home – as well as some Black Bear, Mountain Lion and Bob Cat. A large variety of other small animals and game birds also share this territory. The ranch is located in Colorado Division of Wildlife Big Game Management unit 421.

Fishing & Stream Habitat

Vega Canal, which flows out of Vega Lake, crosses the ranch for just over ½ mile. Vega Lakes State Park provides excellent trout fishing and is located less than 3 ½ miles as the crow flies and about 20 minutes driving time from the property.
The ranch is located less than 1/2 hour from top of Grand Mesa National Forest, witch is home to numerous lakes and is the largest flat top mountain in Colorado.

Area Recreation

It has been said that there are more recreational opportunities within a 100-mile radius of Grand Mesa, Colorado, than anywhere else in America. That circle would include five ski areas – Telluride, Durango-Purgatory, Crested Butte, Powder Horn and Glen Wood-Ski Sunlight. It is only a short drive to the Book Cliffs National Monument. There are hundreds of thousands of acres of national forest and BLM land, lakes, rivers, mountain climbing, high-mountain jeeping, cross country skiing, ice climbing - you name it, if it can be done outdoors it’s here.

Current Zoning, Use & Taxation

The current use of the property has been summer grazing for livestock and big game hunting. Property taxes assessed on the property have been based on agricultural use. Taxes for 2007 are $98.52.

Possible Uses

The Owen Ranch lends itself to a variety of possible uses. It can continue to be maintained as a low overhead, low management, cattle grazing and hunting ranch. There is a very strong market demand for leasing such properties. Development possibilities are outstanding. Current land use code for Mesa County allows for a 35-acre use by right subdivision not requiring complicated land use approval. Many options exist but the possibility of defining some very pristine home sites while dedicating some portions of the ranch to common area usage could be very attractive in today’s mountain land market.
The property is an excellent candidate for a Conservation Easement – either whole or partial - allowing an owner the possibility of federal and state tax advantages while still allowing for limited high quality development or no development at all.

Access

The ranch is accessed either from hwy 65 over the Grand Mesa or from I-70 east of Grand Junction. From I-70 take Hwy 330 to Collbran, continue through Collbran, on Salt Creek Road 7 miles to the ranch gate.
Improvements

A small pole barn for equipment storage is the only current structure on the property.

Adjoining Landowners

Approximately 2/3 of the ranch boundary abuts several thousand acres of US Bureau of Land Management property, allowing for additional recreation and hunting area. The balance of the boundary is shared with private owners.
