The amazing views in every direction is the first thing that impresses you about the Smith Sims Mesa 280 acre property. The towering San Juan Mountains to the south , the Cimarron Range to the southeast and Grand Mesa to the north. The next thing that you notice is how private this property feels. The northwest corner of the property slopes gently upward about 100 feet where the access road connects to the county maintained Sims Mesa Road.
This property has many possible uses including a hunting retreat or a private get-away. There are currently no utilities or improvements on the property but the proximity to Montrose makes this a possibility should you choose to develop the land in the future.

Location
This property is located on Sims Mesa about 7 miles southwest of Montrose, Colorado. Montrose is a fast growing city with modern facilities including a commerically serviced jet airport and a modern hospital. The growth pattern of the city is to the south toward Sims Mesa.

To get to the property take Highway 550 south out of Montrose about 1 mile to Racine Road. Turn west on Racine Road and follow it about another mile to Sims Mesa Road. Turn south on Sims Mesa Road and follow it till the pavement ends. Follow the dirt road 4 miles to a jeep trail on the left side of the road. This trail is the access into the property.

Zoning/Use
The property is located in Montrose County and is zoned as agricultural grazing.

Vegetation / Terrain
The property is covered with sage brush, Cedar trees and some pine trees. There are areas of grassland with native flowers. The land is gently sloped from 6600 feet elevation in the northeast corner to 6700 feet in the southwest corner. There is a rugged canyon about 50 feet deep that runs in a northeasterly direction on the southeast corner of the property.

Wildlife
There are numerous deer and elk in this area.
