The Property
Comprised of 960 acres m/l, the ranch includes approximately 365 acres of very productive tillable land irrigated with priority irrigation water. Principal crops have been hay and grain for use with the livestock operation. The other portion of the property is comprised of the two homes and building sites and dry land brush pasture.
Twin Pines Ranch started three generations back when Fred Scherzer came to the valley from northern Colorado in 1925 to grow vegetables for the commercial market. Times have changed from a commercial vegetable farm employing over 350 laborers to the headquarters for a successful cattle ranching operation that has now been home and livelihood to four generations of the Scherzer family. The death of Otto Scherzer has made this ranch available for the first time in some 80 years.
Location
Twin Pines Ranch is located to the westerly side of the renowned San Luis Valley near the quaint town of Del Norte. 46 miles to the east is a dynamic view of 14,372 foot Blanca Peak in the Sangre De Cristo Range. To the West lie the majestic San Juan Mountains of legendary hunting and recreational opportunities. It is 35 miles from Wolf Creek Ski area and 85 miles from Monarch Ski area on Monarch Pass. Monte Vista is 12 miles to the southeast, South Fork is 17 miles to the west, Taos, New Mexico is 85 miles, Santa Fe, New Mexico is 180 miles, Denver and Albuquerque are both 225 miles away.
Zoning/Use/Taxation
The ranch is currently zoned agriculture. Its location with highway frontage and close proximity to town may provide for expanding alternative future uses.
Access
The ranch is very accessible by air or by car. Commercial air service is just 35 miles away in Alamosa. In addition there is a public air strip less than 3.5 miles north of the ranch in addition to a private air strip 17 miles to the southeast in Monte Vista both of which are maintained by the city and county they are located in. From Denver the ranch is best accessed via I 25 south to Walsenburg west on Hwy 160 to Del Norte. From Santa Fe it is a straight shot up Hwy 285 to Alamosa then Hwy 160 west to Del Norte.
Water & Water Rights
1.08 shares or 2.0 cfs in Rio Grand Ditch #1, Priority Number 8 , as of August 1, 1870, An undivided 33% interest in Rio Grande Ditch #4 and as undivided 33% interest in the water thereunto decreed under and by virtue of Priority Number 285 for a total of 12 cfs as well as all interest, right and title transferred to Otto Krause, Fred Scherzer and Monroe Wright in and to Priority Number 1916-16 as of December 31, 1886 heretofore awarded for use through said Rio Grande Ditch #4 for 20 cfs, .25 cfs in Aydelotte Ditch, Priority Number 1934-17, as of October 4, 1928 and 2.0 cfs in Jarnes McCleary Ditch, Priority Number 10, as of May 1, 1872. There are also two adjudicate wells for a total of 1,500 GPM.
Vegetation & Terrain
The ranch ranges in elevation from 7,840 to 7,909. According to the Natural Resources Conservation Services (NRCS) office 320 acres of the ranch is productive irrigated crop lands. The land has been leveled over the years and the fields and pastures have been laid our so as to capitalize on the best use and reuse of the available irrigation water such that, even in dry years, the ranch remains productive. Most of the irrigated land is seeded to hay and irrigated pasture. Some small grains such as oats & barley - have been grown as well.
Possible Uses
While not a large spread, Twins Pine would make an ideal horse or cattle operation. With the utilization of leased summer grazing and use of the home place as a wintering facility, a sizable cattle operation could be sustained.
While there may not be an immediate large demand for residential and commercial development today, it is easy to envision that the close proximity to Del Norte could provide for great future development.
Improvements
The ranch consist of two homes, garage, shop, barn, storage shed, open face livestock building and car port.
Home One: Is a very well kept, adobe construction 1196 sq, ft, 3 bedroom , 1 bath, home built in 1943. Includes a detached 546 sq.ft. garage.
Home Two: Is a nice frame construction, vinyl sided, 1868 sq ft, 3 bedrooms, 2 bath home. Includes a detached carport
Shop: Constructed in 1943 this 3600 sq ft shop is well built and very functional.
Barn: This historic barn was constructed in the late 1920s and was used for the care of work horses on the vegetable farm as well as a dairy for over 20 years with stanchions still in place. The sheer size of this 4,800 sq ft, two floor, structure allows for countless future possibilities.
