The Property
This 5540 m/l acre ranch is located in the heart of the Cimarron Mountains. It's combination of beauty, accessibility and history make it one of the finest mountain ranch properties Western Colorado has to offer.
Positioned at the north end of the Cimarron Valley, the Elk Glen Ranch commands an unobstructed, breathtaking view down the Cimarron Valley with its 13,000' and 14,000' San Juan Mountain peaks.
Still used for cattle ranching, the land has been well cared for. Utilities

Zoning/Use/Taxation
All the property is located within Montrose County. Its current use is for livestock grazing and big game hunting. The current property tax is based upon agricultural use. Many other uses are allowed by the land use code. A potential Buyer should review proposed uses with the Montrose County Land Use Department.
Access
The ranch is located 20 miles east of Montrose, Colorado and is accessed via Highway 50, and is abutted by County Road P77 and the Big Cimarron Road. Commercial daily air service is available from both Montrose and Gunnison airports.
Water and Water Rights
The Cimarron River crosses the lower edge of the ranch. Many springs and ponds are scattered throughout the property. There are four major ponds on the ranch, two of which have been stocked with large trout.
The irrigated land consists of high country irrigated pastures. Although these pastures are not hayed they are highly productive and do allow for an extended grazing season. All irrigation water rights currently owned or adjudicated to this ranch will be transferred to the new owners. They include: 22 shares - Cimarron Canal and Reservoir Company, 539 acre feet - Bostwick Park Water Conservancy District and 8.0 CFS - Wittingham #1 ditch.
Vegetation and Terrain
Located at an elevation ranging from 6,880 to 8,650, this high country ranch provides a beautiful combination of grass-covered hills and valleys mixed with patches of Gamble Oak, Sage, small Quaking Aspen groves and some scattered Piñon and Spruce trees.
Veo Creek crosses the ranch for over 1_ miles. This creek flows year round and serves as a source of water for the old homestead area. The creek bottom is lined with large cottonwood trees.
Possible Uses
The possible uses for this ranch are as diversified as the high country itself. It is currently used for livestock grazing and big game hunting, which is among the best around. It has excellent potential as a retreat setting. It would be a prime candidate for a conservation easement.
Wildlife
Sizable herds of Rocky Mountain Elk and Mule Deer inhabit the property. Many trophy elk and deer have been harvested. Black Bear and many other smaller game and non-game animals also make the ranch their home.
Improvements
The 4,000± square foot, seven bedroom and six bath, magnificent lodge commands views spanning the entire ranch. The headquarters include a 2,000 square foot shop, covered fuel shed and horse corrals. There are also excellent working corrals with very good perimeter and cross fencing.
