The Property
The Buckhorn Mountain Ranch features 3480 acres of high country with majestic views, excellent nearby fishing, fantastic big game hunting and excellent livestock grazing. The top of the ranch is located just below the Cimarron Ridge on the eastern side of the Uncompahgre Valley.
The aspen, pine, juniper and gamble oak cover provide excellent habitat for the numerous Rocky Mountain Elk, Mule Deer and other wildlife which inhabit the ranch. Beaton Creek flows through the property for over a mile. While not a fishable stream, it is a great source of water for wildlife and livestock.
The ranch ranges in elevation from 7800 up to 9600. Whether you are a big game hunter, fisherman, photographer, hiker or simply an outdoor enthusiast, this ranch can certainly meet your needs.
Montrose, a nice metropolitan area of about 15,000 people is located only 18 miles away. Daily commercial air service plus a fixed base terminal share a 10,000-foot all weather landing strip which can accommodate nearly all private aircraft.
Vegetation & Terrain
Large Aspen groves, Gamble Oak, and Sage surround the numerous grass filled meadows. In addition a beautiful mix of Blue Spruce, Ponderosa and Juniper Pine grow interspersed throughout the ranch. The lush high alpine grasses provide ideal livestock and wildlife habitat. Many small springs and both natural and man-made ponds allow for well managed grazing of the entire property. The warm southern exposure hillsides provide ideal conditions for the elk and mule deer to calve and fawn during the spring, with the dense north sides giving them great protection and feed the rest of the year.
Wildlife
Many elk and deer call this area home as well as some Black Bear and Mountain Lion. A large variety of other small animals and game birds also share this territory. The ranch is located in Colorado Division of Wildlife Big Game Management unit 65. In this unit rifle elk licenses are currently available on an over-the-counter basis. This property provides ample opportunity for the hunter or for an owner who prefers to only observe the wildlife.
The current owners generate additional income by leasing the ranch to big game hunters.
Fishing & Stream Habitat
Beaton Creek, which flows out of Buckhorn Lakes, crosses the ranch for just over 1 mile. Buckhorn Lakes provides excellent trout fishing and is located less than a half mile off the property. Beavers have utilized the willows along Beaton Creek to construct small dams providing an enhanced habitat for the many species of wildlife and livestock. The ranch is located less than 1 hour from Blue Mesa Reservoir, the largest lake in Colorado, and within ½ hour to the world renown, Gold-Medal Fishing of the Black Canyon of the Gunnison National Park & ½ hour to Ridgway State Park Reservoir.
Current Zoning, Use & Taxation
The current use of the property has been summer grazing for livestock and big game hunting. Taxes assessed on the property have been based on agriculture.
Possible Uses
The BUCKHORN RANCH lends itself to a variety of possible uses. It can continue to be maintained as a low overhead, low management demand cattle grazing and hunting operation. There is a very strong market demand for leasing such properties.
Development possibilities are outstanding. Current land use code for Montrose County allows for a 35-acre use by right not requiring complicated land use approval. Many options exist but the possibility of defining some very pristine home sites while dedication of some portions of the ranch to common area usage could be very attractive in todays mountain land market.
The property is an excellent candidate for a Conservation Easement either whole or partial - allowing an owner the possibility of sizable federal and state tax advantages while still allowing for limited high quality development or no development at all.
Access
The ranch is located between Montrose and Ridgway, Colorado. From Montrose take US Hwy. 550 south to the village of Colona. From Colona it is 6 miles on Buckhorn County Road (a gravel county road) to the front gate.
Improvements
A small summer cabin is the only current structure on the property.
Utilities
Electric power: Is located approximately 1/2 mile off the property and an easement is in place to allow it to be brought to the property by arrangement with the power supplier, San Miguel Power Company.
Domestic water: Available by drilling wells or possible spring development.

Adjoining Landowners
Approximately 3 ½ miles of the westerly boundary abuts several thousand acres of US Bureau of Land Management property, allowing for additional recreation and hunting area. The balance of the boundary is shared with private owners. Above the ranch, to the east, lies Elk Springs, a rural, 40-acre tract subdivision which has a number of cabins in place. The a small portion of the main road through the ranch is shared with the property owners in Elk Springs and an agreement is in place for maintenance of the road.
Fences & Pastures
With the exception of some of the very step, heavily wooded terrain at the southeaster corner of the ranch, the entire property boundary is fenced. Interior fencing separates the property into two pastures. A small portion of the ranch lies to the south of the country road and is not fenced.
