Power is to the property line, domestic water would be provided by a well or developed spring, a septic tank would be needed for sanitation. Access this property by taking Highway 50 east to the Big Cimarron Road. South on the Big Cimarron Road approximately 12 miles to sign on the east side of the road.

Zoning/Use/Taxation

Currently the taxes are based on its agricultural use and were $195.66 for the year 2001. A year to year hunting lease has historically been in place and will be renewed in the spring of 2002.

Water

This 450+ acres is traversed by the Cimarron River providing exclusive fishing privileges for over _ mile. Numerous ponds and springs are scattered throughout the property as well.

Vegetation / Terrain

Elevation ranges from approximately 8400’ in the valley up to 9400’. The ranch is approximately 50% timbered with Aspen, Spruce and Pine trees.
