Zoning/Use/Taxation

Currently the ranch is used as a wintering ground for a cow/calf operation. Taxes on the ranch are based on its agriculture use and were $1,152.60 for the year 2001.

Water Rights

Water rights include 115.6 Shares from Uncompahgre Valley Water Users Association and 2.5 Shares from the Ouray Ditch Company. Water rights irrigate approximately 150 cultivated acres.

Vegetation / Terrain

Elevation ranges from 6140’ in the valley up to 6500’ on top of the mesa. The valley ground of the ranch is home to all of the irrigated hay fields. As the ranch increases in elevation it moves across rolling timbered hillsides up to the flat mesa that overlooks the ranch. Cottonwood trees line portions of the irrigated canals that provide ample irrigation water to the fields below.

Wildlife

Countless herds of deer ands elk consider this property home during the winter months. Pheasants, rabbits, coyotes and many other species of small game are readily seen as well.
