Vegetation/Terrain
Vegetation consist of large stands of Quaking Aspen & Ponderosa Pine interspersed with large grass and flower filled meadows. The elevation ranges from 8,400 to 9,000 ft.
Water Rights / Surveys/ Title Work
Horsefly Creek traverses the property for over 2 miles. Extensive decreed water rights provide the possibility of a 200 surface acre lake. There are numerous other small drainages, springs and ponds scattered throughout the property as sources of water for livestock & wildlife. Surveys, plats and title work are complete and available at contract stage.
Zoning / Use / Taxation
All the property is located within Montrose County and is currently used for livestock grazing and big game hunting. The current property tax is based upon agricultural use. Other uses are allowed by the land use code. A potential purchaser should review proposed uses with the Montrose County Land Use Department.
Utilities / Roads
Power and phone lines abut the property at McKenzie Springs Road and are in close proximity to Frontier Road where utility easements exist. Year-round access is available.
