Water

A part of the Cimarron Ditch and Canal Company the ranch owns 37 shares of stock water and 471 Acre feet of storage water from the Bostwick Park conservancy district. This water district is one of the finest water companies in the state of Colorado with very old senior water rights on the Colorado River. In addition to the irrigation water there is a large pond, domestic well and various sources of spring water.

Utilities/Access

The ranch is serviced and adjoins Kinikin Road. Kinikin is a year round, county maintained gravel road. The ranch is located 14 miles to the Montrose Regional airport offering daily direct air service to Denver and Salt Lake. Access from the south is a short 9 miles to Montrose’s newest mall, Ox Bow Crossing and various groceries stores. Electricity and phone are installed underground to the home.  Domestic water comes from a ½ interest in a 35 gallon a minute well. Gas is propane and sewage is by individual private septic system.

Zoning/Use/Taxation

 

Current use for the ranch is a wintering cattle operation, horse ranch, hunting operation and recreation. Taxes for 2010 were $6850 and were based on an agricultural use.

Wildlife

The ranch is the perfect habitat for big game. Rocky Mountain elk, mule deer, black bear, coyote, fox, and turkey, as well as many small game species all reside in and around this property.  Located in game unit 65, the ranch qualifies for landowner hunting vouchers each year, as well as hunting tags for most seasons that are purchased over-the-counter.
