This property is positioned in the pocket of Colorado outdoor recreation. Curecanti National Park, home to the Black Canyon of the Gunnison and Blue Mesa Reservoir, is 16 miles to the north. The charming mining town of Lake City is one of the main stops for the Alpine Loop and thousands of Jeep enthusiasts, and is located just 28 miles to the south.

The elevation of the ranch begins at 9,560 feet and extends up to a spectacular home site overlooking the property at 9,800 feet. Approximately 35% of the ranch is covered in Aspen, Spruce and Evergreen with the balance in grass filled, rolling meadows. The ranch gives way to majestic mountain views to the south and National Forest borders the property on 3 sides.

Utilities/Access

The ranch is serviced by the Alpine Plateau Road. Property is accessible 8-9 months of the year by motor vehicle and during the winter months by groomed snowmobile trails.  Underground power is to the property and domestic water is provided by an installed well. Domestic water includes well-installed July 2006 producing 16 gallons per minute Permit Number 265779.  Also included is a beautiful 2-acre m/l pond.

Zoning/Use/Taxation

Current use is for summer grazing and recreation, and the ranch includes a very good set of cattle corrals and working pens. Taxes were $132.20  in 2009 and are based on agricultural use.

Wildlife

The ranch is the perfect habitat for big game. Rocky Mountain Elk, Mule Deer, Black Bear, Coyotes, Fox, Turkey as well as many small game species all reside in and around this property. Located in game unit 66 hunting tags are limited but those who own over 160 acres and over have an advantage in the yearly tag lottery as private landowners.
